BOD Meeting: June 10th, 2024

All Approved May Meeting minutes.

Kicked off meeting with guests.

Dave Bauer:

● Order 250 hot dogs, pick them up on July 3

● Dave brought up that two cats were killed by Coyotes. Someone suggested

calling the city.

● Dave brought up is overgrown. BOD noted that Dave did not want us to clean up

to keep the animals in the area. Trent noted he wanted to clean it up and make it

usable, but received pushback.

Moved into committees.

Social:

● Solicit Volunteers

Architecture

● Spring walk through got feedback from neighbors with violations and suggested

they review the CC&Rs. Requested a meeting with the BOD, a hearing. Suggest

Tyler, Renee and Anna attend a meeting. He wants to give his case about his

violations.

● Two residents had concerns that were addressed by Trent.

● The letters went out (Renee), is there a need to follow-up on the letters. Last

year, about a month after we went and did another walk through.

Finance

● May Finances, spending is under budget.

● A good practice is 70% of yearly dues should be in reserves, right now we have

almost 100%, we just work with the money that comes in. We have a year’s

worth of dues that we have not touched. This would be used for things like a

catastrophic event.

Legal

● Nothing new.

Communications—Kristie, Matt

● Bing send out an email about his ham radio demo June 22nd

● Put a printed-out version at the pool

Common Area

· West Common Area, Signature called about mowing

Pool—Tyler, Matt, Trent

● Pool has been busy, positive feedback from people, really liking the changes that

have been made.

· Volunteer to CPR/First Aid, HOA will reimburse it

· People are not being kind at the pool and not listening.

· There is a concern about sharing key fobs. Concerned about the last few

days about a lot of people, have not seen before. Have sign-in.

· Discuss swim diapers. Oregon Law is that children who aren’t potty

trained must wear a swim diaper. Rules posted on the HOA pool house say all

kids under age 4.

· Clean out and organize shed when the dumpster is here

· Will be running electric in the shed to accommodate refrigerator/freezer

· Portable signs slow down

Social

· New folding screen.

· Need to plan who’s doing what for the 4

th of July.

Decorating, Shopping, coordinating parade, cooking/serving food, clean

up. See attached spreadsheet.

· Finalize the list for movie nights

· Mail calendar we approved in December had an ice cream social
