More Letters, Calls, & Attendance Please

Please take the time to oppose Jackson Fork Ranch’s (JFR) request for the use of an Industrial Parking

Facility interpretation and Conditional Use Permit for the Structure. JFR continues to expand its

development goals beyond what was originally represented and approved. We need emails, phone calls,

and attendance. The Commissioners will decide the matter on Tuesday, April 2nd, at the Commissioners

meeting, at a time to be determined.

Here are some of the points that can be made in emails and when you call or attend:

• A large-scale development is being orchestrated without public knowledge of the entire scope.

• JFR has continued to push for expansion beyond the “Boutique Hotel,” shouldn’t we see the

impact before more development is considered?

• This is not a permitted use. An Industrial Parking Facility is only a temporary facility as defined

in the P & Z Regulations. See Chapter III, Section 30.

• The public has no say in the construction of a private road, only the parking structure. The

application addresses the new road/driveway on line items 3, 4, and 7. It states the road will be

advantageous to traffic issues. Then, in line item 5, it argues there will be no impact on traffic,

“The traffic load will remain the same.” The parking structure adjacent to the county road

increases the applicant's desire for a private road and the likelihood of increased traffic on the

county road because it is public.

• Any parking for the resort was only approved to be located on the RS-1 site.

• According to the Regs parking requirements, the parking facility would be larger than the resort

needs.

• JFR has repeatedly stated that people will be shuttled in from the airport and there will be little

traffic. Thus, an additional parking structure should not be permitted.

• It was represented only a few vehicles would be present due to the shuttle service. The RS-1

application states, “all vehicles will be stored underground on the property.”

• Additional parking of an unknown quantity is being sought on the resort site as well.

• The application states it will remove all traffic from the Upper Hoback County Road. This is

impossible; the County Road is a public road that everyone has a right to use.

• The application states that it is compatible with surrounding land values. This Industrial Parking

Facility is in no way comparable to agricultural or residential use.

• The proposed site location is on a known Chevron Hazardous waste pit, which has been cited for

violations. The site has not been monitored since its final closure. The DEQ would not

recommend that any structure intended for human habitation be built over the former pit cell.

The public needs to continue to demand an overall plan for the total scope of their development. JFR

must lay out its plans entirely and then let the public decide. Until then, no more upgrades to their

original property rights should be considered.

The citizens of Sublette County have a right to know the full scope of JFR’s development plans and not

be doled out the puzzle one piece at a time. A halt must occur until all of the development plans are

made public. Please call and email letters to the Commissioners to voice your opinion and demand that

this application be denied and no more be considered until the complete plan set is revealed.
